New Industry Best Practice Guides - AEDs and Defects

Posted on November 03, 2025

Recent changes to Automated External Defibrillators (Public Access) Act 2022 (SA) (AED Act) have come into effect.

Changes to the AED Act are such that more commercial buildings and owner corporations will be obliged to ensure defibrillators are installed and properly accessible.

Larger premises captured by the AED Act are now required to have a defibrillator installed in a building for every 1200m2 of publicly accessible floor area.

Only those commercial or hybrid corporations whose entire premises are inaccessible to the public will be exempt from the operation of the AED Act.

The operation of the AED Act will largely affect commercial and mixed residence owner corporations whose premises are visited by and can be utilised by the public.

Corporations who are captured by, and fail to meet, the requirements of the AED Act face a maximum penalty of up to $20,000.00.

All Strata Corporations and Community Corporations must turn their mind to the changes and determine whether the AED Act obliges the installation of one (or more) defibrillators.

Should you have any queries about these changes, please do not hesitate to contact our specialist Strata and Community Titles team.
