Senior Conveyancer - Part time, casual (Thurs, Fri)

  • Land Titles Office applications and other documents.

About the Role

Reporting to the Property Partner and team, you will be assisting the Conveyancing Team in providing professional, reliable and efficient conveyancing services to our clients. You will work in cooperation with the Registered Conveyancers, Solicitors, conveyancing Clerk and Conveyancing Assistant to maintain our existing client base and attract new clients. You will have a proven ability to foster and build strong client relationships. Your time management skills and ability to meet tight deadlines will be second to none.

This role will be part time (Thursday and Friday) on a casual basis.

Duties

All administrative tasks as part of the settlements process including:

  • Perusing contracts and Form 1’s for accuracy and inconsistencies.
  • Prepare all instruments in accordance with the Real Property Act.
  • Prepare accurately, all necessary correspondence to clients, other solicitors firms, conveyancers, banks and financiers, mortgage brokers, councils, LTO and Revenue SA.
  • Prepare accurate adjustment and settlement statements.
  • Calculating fees and disbursements payable for a conveyance including stamp duty and LTO fees.
  • Use of SAILIS, RevNet and PEXA systems.
  • Keeping up to date with e-conveyancing and PEXA requirements.
  • Ensuring deposit and monitoring of plans to ensure deadlines for settlements met.
  • Attend to any requisitions promptly to facilitate deposit of plans.
  • Advise purchaser, conveyancer, and banks of deposit of plan.
  • Monitor progress of files daily to ensure procedures, standards, and outstanding matters are followed up and deadlines met.
  • Provide assistance to Lynch Meyer staff regarding land divisions.
  • Preparation of land division documents including easements and community title documents including By-Laws and Scheme Descriptions.
  • Liaise with parties, financiers and relevant authorities to finalise and execute land division and community title documentation and attendance to registration.
  • Consideration of survey plans and associated land division and community title plans for land division and community title documents.
  • Liaising with and preparing correspondence with statutory authorities for consents to land divisions and community titles such as ETSA, SA Water, Councils and Origin Energy.
  • Preparation of vendor’s questionnaires, review of property searches and vendor responses.
  • Drafting contracts and Form 1s.
  • Drafting letters and emails and sending with contracts and Form 1s.

Essential Skills and Experience

  • Advanced Diploma of Conveyancing.
  • Exceptional communication skills, written and oral.
  • Exceptional interpersonal skills.
  • Exceptional attention to detail.
  • Extensive experience in Conveyancing, ideally in a commercial law firm or conveyancing firm.
